This 3,800-home development in south Dublin just moved a big step closer

The Cherrywood project is expected to house about 10,000 people when completed.

DEVELOPER HINES IRELAND will this week put in plans for the first phase of its 3,800-home development at Cherrywood in south Dublin.

The company said it would submit an application for the 5.4 km in new roads needed to service the houses and apartments, town centre and three parks planned for the 400-acre site.

It also expected to file its designs for the parks, which would cover 57 acres of the development site when the project was finished, within weeks.

The largest of the recreation areas, Ticknick Park, would include four, full-size playing pitches while the second-largest, Tully Park, would be roughly the same size as St Stephen’s Green and be situated near the town centre.

Hines forecast work on the roads and parks to start in spring next year. A planning application for the town centre with its shops, restaurants and cinemas, and the first 1,400 apartments, was expected to be filed in mid-2016 with construction to begin later in the year.

Cherrywood

Some 10,000 people are expected to live at the new development when it has been completed, while there will be space for up to 15,000 workers at the expanded Cherrywood Business Park.

In a statement, Hines Ireland senior managing director Brian Moran said:

We are acutely aware of the enormous public demand for new housing stock particularly in the greater Dublin area and we are working closely with Dun Laoghaire-Rathdown County Council to speed up the delivery of the housing and accommodation elements of the Cherrywood project.”

Demand

House prices in Dublin continue to rise, but the rate of inflation has slowed markedly since last year according to the latest official figures.

The pace of both building applications and commencements has also increased significantly in 2015 on the back of renewed demand, although construction levels remain well below those necessary to cope with existing under supply.

The US-based property group bought the site from receivers including bad bank Nama for a reported price of over €270 million last year. The company also has interests in Clondalkin’s Liffey Valley shopping centre and commercial properties in the city centre.

    Was thinking the same.

    Maybe some sort of incentives to use the Luas? Buy a yearly ticket and get away with the property tax or similar?

    The problem is that the green line is already just about at capacity in the mornings. This will put even more strain on it.

    Daire, they are upgrading the green line to a metro

    “To match the new, high- speed rail provision of Metro North, the strategy proposes developing Metro South by upgrading to metro standard the existing Luas green line, which runs from St Stephen’s Green to Bride’s Glen south of Cherrywood.”

    Brian…stupid question i know…but would it not have made sense to build the green line to metro standard initially, rather than digging up the streets all over again…

    The other place that is screaming out as a development site is even closer to the city. Luas is scheduled to come to the area soon. M50 scheduled to pass right by. Just needs a little imagination. https://goo.gl/XFHLt9

    About time that NAMA eyesore at Cherrywood got seen to. There are two LUAS stations on the green line that are unused servicing these fields which make these developments a no brainer.

    Lets hope they do a good job, its being the best site in Ireland so far with regards future planning.
    there’s not 1 but 2 LUAS future stops prebuilt along with (Laughanstown stop in the field) ready to go from Day 1.

    They could quite easily triple the density of this place and fit 40,000 people there, and keep their parks. If we’re going to solve the housing crisis in Dublin we need to build up in whatever land is available. People need to give up their fantasy of the semi-detached with a garden if you want to live within the M50.

    Sorry to be pedantic but Ticknick is the correct name for the townland where the park will be located.
    Ticknock is located about 5 miles east of the planned location

    it’s also a 10-15 minute cycle to the Dart stations in Shankill and Killiney.

    I reckon between the luas, dart and bus the developers should seriously consider running a car sharing service.

    If it’s THE Morans of Celtic Tiger bankruptcy fame they’ll prob try make the whole development leasehold and charge people for the privilege of living on their lands…and without any real infrastructure thought it will only add more cars to the car park that is already Dublin. Nice headline though.

    there’s a Motorway adjoining the lands, the N11 with its QBC adjoins the other side of it. The previous developer of the site paid for the LUAS to come out and the stops are already in place. The DART is 20 minutes walk away. phase 1 is to provide parks and roads. there is 3 schools planned for the development.

    3800 homes, conservative estimate brings 7600 people and another 5000 cars to the M50…anyone been on the M50 recently?
    Add mammy’s driving their darlings to school everyday + GAA practice + ballet + shopping +++ it doesn’t take long to see more congestion.
    LUAS / DART / QBC etc fine if you work in city centre or Tallaght, but that’s not going to sufficiently lighten the commuter load.
    Yes development better than most but things already breaking at the seams.
    Morans of Manor Park fame…great at building MUD developments and making everyone a tenant.

    @Integra-Ted ,very true there is no need for a car living this close to Dublin City..I live in the area and cycle to work in Dublin and it takes no more than 35 mins one way also there is the 84 and 145 bus service which is every 15-25 mins depending on the time of day, this along with the Luas your wasting your money running a car, the only thing I would suggest would be a rush hour bus service between Killiney Dart station and Cherrywood Luas which would make life easier for commuters.

    There is a legal requirement to provide a certain percentage of social housing per development. I think it was recently raised to around 7.5% of new homes and the old FF inspired loophole where you could ‘buy out’ your obligation has been removed.

    I would hope that they buy out their option for this development also. I have never understood this idea of providing free housing for some people and charging top dollar to the rest. If I purchased a house here for €350k I would be disappointed to know that my neighbour had gotten their house for a song for no good reason.

    Although developers are required to provide a percentage of each development for social housing, they don’t actually do that. If a developer was building in Blackrock, Dundrum and Tallaght, he could avoid providing any of the Blackrock and Dundrum development by offering a larger portion of the Tallaght development. Unless that has also been changed in recent years. It was the norm during the CT years.

    Makes perfect sense Andrea, if you’re going to insist on developers providing social housing and increasing the costs for everyone else then the very least they should do is ensure the social housing is in the area which is the least expensive.

    Sorry Ted but that sort of thinking is bad future planning. Lets all get real here, Social housing is going to happen regardless it needs to happen because that is the country we live in. Not im not saying handing out free houses to everyone is good policy. But in terms of managing them it has to be spread out across the county. Dun Laoughaire rathdown cant shirk their responsibilities on to South Dublin just because Tallaght is in that jurisdiction. Just dumping loads of social units in one area because the other locations are ‘more upmarket’ is idiotic and a sign of planners who do not have a clue what they are doing.

    And social housing is not just for people that dont have jobs there seems to be a clear rabble on here who seem to think that people dont work its very cynical and plain ridiculous.

    Well said scoop… social housing isn’t just for unemployed.. there’s currently working fighting zero hour contracts, working god knows what hours each week, so 4 hrs, some 40… yet they’re laughed out of the bank at requesting a mortgage, on top of that we’ve a government making it almost impossible for 1st time buyers to get a home.. let’s not begrudge those deserved, this really winds me up wen the one brush is tarred on everyone. I’m delighted for anyone in a position to buy their own home… social or not. Remember they aren’t always just given for ‘free” and there’s some out there working all their lives who wil never be in a position to own their own home!

    Scoop delivery, If I work hard and buy a house for 400K here then why should I have to share my street with social housing. If is an insult to those of us who educate ourselves and work har to provide a home for ourseleves to look at others being handed homes fo next to nothing. I am all for social support but social housing can be provided on cheaper lands elsewhere.

    Christine none of the reasons that you have provided sound like a reason for somebody to get a free house for life. By continuing down this path you create more and more generations of people growing up with aspirations of getting a council house and being sorted for life. It’s shortsighted at best. If we must provide housing in emergency situations let that be available short term for those that need it most but nobody should ever be entitled to free housing just for the sake of it.
